All of our inspections and reports will express the personal opinion and convictions of the inspector at the time of the inspection and will be based on major structure systems in accordance with the standards and practices set forth in Division 8 OAR Chapter 812, provided the systems exist in the structure at the time of the inspection. (A copy of the standards is available upon request or at www.ccb.state.or.us) Items included in Division 8 OAR Chapter 812-008-0200 categories 5-14 that are not included in the following inspections are included on an attached Client Evaluation Checklist.

Complete Condition Inspection

The Complete Condition Inspection will evaluate Site Conditions, Exterior Structure, Roof, Entry's, Interior, Cooking Areas, Restrooms, Heating & Air Conditioning, Electrical, Attic, Parking Areas, and Foundation areas. This also includes the Pest & Wood Rot evaluation. It is everything the buyer and seller needs.

Commercial Inspection

A Commercial Inspection is based on a number of factors including the size (square footage) and age of the property, number of systems, scope of the needed Inspection, and level of detail that can include bringing in additional experts. Often we will conduct a Pre-Inspection site visit to fully understand the scope in order to properly quote the project.

Pest & Wood Rot Inspection

The exterior of the structure and the under structure are evaluated with focus on where wood destroying insects and wood deterioration most likely occur. (Entry's, kitchens, restrooms, Water Heater area, laundry and foundation or other water exposed areas). This inspection is to industry standards of up to the eaves. It does not include the attic or roof evaluation.

Roof, Pest & Wood Rot Inspection

The exterior of the structure and understructure are evaluated with focus on where wood destroying insects and wood deterioration most likely occur. (Roof, Entry's, Kitchens, Restrooms, Water Heater area, Laundry, Attic and Foundation or other water exposed areas).

Well Flow Test

The well flow testing includes evaluating the well, well depth, water flow and research for the well log. Most lenders will want the well to have at least 5 gallons per minute of water. This test can take up to 4 hours or 1200 gallons, which ever comes first.

Water Samples

Testing is required by the State of Oregon for all properties in the process of a real estate transaction. Properties with a well or Spring water are tested for nitrates and coliform water. Samples are sent to an state approved laboratory for evaluation and results are generally available in 2 days or more depending on the test requested. Samples can be taken for you, so order testing early.
